90 Day Marketing Plan
Week 1
1. Sign Exclusive Listing Agreement
2. Complete all Disclosure forms
3. Listing is submitted to the Multiple Listing Service
4. Listing is submitted for local newspaper advertising (this normally takes 5-7 days for the ad to appear.)
5. Listing is submitted to the company web site for posting as well as to Realtor.com
6. Agent writes final draft of brochure
7. Seller reviews brochure prior to publication
8. Agent schedules 360 Tour
9. Property is shown by appointment
10. Schedule Termite, Roof, General Inspection, Fireplace
11. Schedule Sunday open house
12. Schedule Catered Broker open house with Seller
13. Property Web Site Address is purchased and rider sign order for additional advertising on property
Week 2
1. Property is posted on the Multiple Listing Service
2. Property is promoted at weekly office/Board of Realtors meeting
3. First Broker Tour
4. All inspections reports are scanned and posted on web site for Agent’s to review for their prospective buyers.
5. Property appears on Realtor.com and company website
6. 360 Tour photos and CD photos are received and posted to the various web sites
7. Property is advertised in local paper
8. First public open house
9. Agent follows up with all open house leads
10. Agent follows up with all brokers who have shown the property in the last week.
11. Weekly seller update
If the Property does not Sell by week 3 then the following is done.
Week 3
1. Agent contacts other agents by phone who have properties in the same price range to see if they have leads for the subject property
2. Agent follows up with all agents who have shown the property in the last week
3. Weekly seller update
4. First Price Reduction
5. Price reduction is reflected in MLS, advertising and all promotional materials
6. Schedule Sunday Open house
7. Schedule Catered Broker Tour
Week 4
1. Promotion of listing at weekly office meeting
2. Agent follows up on all showings
3. Weekly seller update and updates from Sunday and Broker Open House
Week 5
1. Weekly newspaper advertising
2. Weekly Seller update
3. Agent follows up on all showings
4. Schedule Sunday Open House
Week 6
1. Second Price Reduction
2. Agent submits price reduction to MLS
3. Agent submits change to newspaper
4. Agent submits changes to various web sites
5. Price reduction is announced at office meeting
6. Agent follows up with all other agents who have shown the property to let them know about the price reduction
7. Broker open house luncheon
8. Agent contacts all interested leads who have seen the property on open house to let them know about the price reduction
9. Sunday open house
10. Agent follows up with all open house leads
11. Weekly seller update
Week 7
1. Promotion of listing at weekly office meeting
2. Weekly newspaper advertising
3. Agent follows up on all showings
4. Schedule Sunday Open House
5. Weekly seller update
Week 8
1. Promotion of listing at weekly office meeting
2. Weekly newspaper advertising
3. Agent follows up with all showings

Week 10
1. Weekly newspapers advertising
2. Promotion of listing at weekly office meeting
3. Agent follows up with all showings
4. Weekly seller update
